As the construction of your property nears completion, your new home builder will probably contact you about booking in a time for a ‘walk through’. If you have never done one of these before, it’s likely that you’ll have no idea what they’re talking about or what you’ll be required to do. The process really is quite simple once you know what you’re doing:
Step 1: Most builders will have their own checklists that they will mark off as you walk through the home together, but it is always a good idea to do your own research into what you need to look for. You should also bring a digital camera.
Step 2: Begin by checking all of the interior electrics of the home. Do all of the receptacles and switches work? Have they been installed straight and are they in the correct colour? Do the telephone and network jacks work?
Step 3: Then move onto the plumbing. Are the fixtures the ones that you chose originally? Do they have the correct finish and colours? Do all of the faucets, showers, toilets and bathtubs work?
Step 4: You also need to check the interior and the exterior of the home. Has all the painting been done satisfactorily? Do all the windows and doors work properly and have they been sealed? Do your roofing colours match?
The final part of your walk through will include any miscellaneous concerns that you can take up with your new home builder. Make sure that the property has been cleared of all debris (if this was your builder’s responsibility) and that you have been supplied with all instruction manuals. Make sure that you receive a copy of the walk through checklist before signing off.
