What Does A Home Builder Do?

Contrary to popular belief, a home builder is not just a carpenter or contractor who does their part on a house and then leaves. A home builder, in fact, operates very much like a CEO in that they perform a range of duties and oversee the entire project from conception to completion.

As a part of completing their daily tasks, they must:

  1. understand how the complex system of building a home works
  2. pay attention to all the little details
  3. coordinate the contractors in order to create a high quality house
  4. be able to think on their feet, plan ahead and multitask


One of the most important aspects of a home builders job is managing the various contractors who are employed to work on the project. Most commonly, they will have to coordinate with a range of carpenters, architects, engineers, plumbers, electricians, painters and landscapers. They must also have enough of an understanding about each of these areas in order to recognize whether the contractor has done a good quality job or not.

As well as this, it is important for a home builder to liaise between the local community and any relevant government officials. This involves researching and studying building codes in order to determine what they can and cannot build.

Finally, they must oversee the entire construction process, from start to finish. This role includes:

  1. laying of the foundation
  2. erecting the frame, roofing and siding
  3. nailing the floor down
  4. constructing the walls
  5. installing exterior trimming
  6. installing plumbing, heating and electrical components


With the range of roles that a home builder is required to fill, it isn’t any wonder that this is a highly stressful and time consuming job.
